5 SIGNS YOUR ROOF SHOULD BE INSPECTED
Your roofing system protects every part of your home from your attic, exterior walls, to interior systems down to the foundation. Your roof should be inspected each year by a professional contractor – especially as your roof ages and after storms. Following are five more signs why you may be overdue for a roof inspection.

1) SIGNS OF ROOF LEAKS

If you have water leaking from the ceiling or walls into your home, you obviously know that you have a problem with your roof. However, many times there are hidden leaks that go unseen until much more damage to your roof and the interior portion of your home have occurred.

If you have any of the following signs of a roof leak, it’s time to call your roofing contractor:

  • Paint is peeling on the underside of the eaves.
  • You see dark areas on ceilings and or walls.
  • You have mold and mildew growth in your attic.
  • You see damp spots alongside fireplaces.
  • You have stains on vent pipes, the water heater, or your furnace.

2) DAMAGED OR WORN SHINGLES

Cracked, curled, or missing shingles are another sign you’re overdue for an inspection. If your roof is in generally good shape, then a roof repair may be fine for replacing damaged and worn shingles. Also, check your gutters for roof granules. As shingles age, the adhesive that holds the granules degrades and the granules wash away leaving the shingle to age more rapidly.

3) RECENT STORMS

Roofs should be inspected following rough storms, such as wind-driven hail. You can inspect your roof from the ground using binoculars for a basic inspection. Look for pock marks from hail. You may also be able to spot other signs of storm damage such as loose flashing or perhaps sagging in the roof.

4) MOSS AND LICHEN GROWTH

Moss and lichen growth typically indicate the degradation of roofing materials including the shingles and the layers beneath. Black algae, though unsightly, is typically just a cosmetic nuisance. For moss and lichen growth, your roof and attic should be inspected. The damage could be more than just on the shingles. Damaged timber needs to be replaced as well.

5) ICE DAMS

If you get ice dams on your roof during the heating months, then you need a roof and attic inspection. Ice dams are the buildup of ice on the eaves of your roof. Ice dams are caused by the melting of roof ice and snow and refreezing at the eaves. Ice dams can cause substantial damage to roof structure and home that may go unseen for some time.
